What the evaluation covers

Property costs

The taxes and fees at the deed: IMT at your rate, stamp duty, lawyer, notary, and the works the home needs. The all-in figure, not the asking price.

Mortgage payments

The loan, the payment a month, and how it runs down year by year. The income the bank will want to see before it lends.

Cash requirements

What has to be in the bank on day one: the deposit, then every tax, fee and work on top of it.

Operating expenses

What owning costs a month once you have the keys: IMI, insurance, electricity, water, upkeep, and the mortgage on top.

Market evaluation
