1. What this site is

ARRIVAL, at arrival.living, is operated by Jan Gansow, 80798 München, Germany. It offers calculators and information about property in Portugal. Every figure it shows is a working model built from public sources, market data and stated assumptions, each marked with how far it can be trusted.

2. Not advice

Nothing on this site is financial, legal, tax or investment advice, and no result is a recommendation to buy, sell, let or build. Tax rules, council rates, tariffs and market figures change, and a model cannot know your circumstances. Before any decision, verify the tax treatment with an accountant, the legal position with a lawyer, and building matters with an architect.

3. Use of the calculators

The calculators are free to use. Your inputs stay in the page address and your browser; we keep no account and no record of your scenarios. A link you copy contains everything you entered, so share it only with people you want to see it.

When you upload documents to the private-home calculator, we read them once to fill in the technical facts and the findings, and we keep none of them. Upload only documents you are entitled to share. The reading is a machine's and can miss or misread; check every fact against the document before you rely on it. We limit how often the reading service can be called to keep it available for everyone.

4. Accuracy and liability

We take care with the sources and update them as we can, but we make no promise that any figure is accurate, complete or current, and we accept no liability for decisions taken on the strength of the site, to the extent the law allows. This does not exclude liability for intent, gross negligence, or injury to life, body or health.

5. Content and links

The text, design, data and code of this site belong to the operator. You may quote results and share scenario links; you may not copy the site or its data sets for your own service without permission. Links to other sites lead to content we do not control and are not responsible for.

6. Changes

We may change the site, its models and these terms at any time. The date at the top says when these terms last changed.

7. Governing law

These terms are governed by German law. If you are a consumer, the protections of the law of the country you live in still apply.
